摘要:
通过对用地推出面积、土地出让金溢价率和住宅成交面积等数据的分析,研究房地产限购政策对三线城市政府、开发商和购房者的影响。研究表明,限购对三线城市的购房者影响有限;开发商则对住宅市场预期不乐观;与限购区相邻近的三线城市政府对房地产市场保持克制,而边远三线城市政府看好房地产市场且行动积极。2014年下半年房地产限购已进入政策蜕化期,房地产限购对三线城市房地产市场的影响基本结束。
Abstract:
The influences of real estate purchase restriction measures on third-tier(small-sized) cities/towns’government, real estate developers and real estate buyers are discussed. The analyses are based on the data of the land area at the market, sale price premium for sold land and sold residential area. The results indicate that (1) The effects of real estate restriction measures on housing buyers are limited; (2) Housing developers are not optimistic for housing market’s prospects; (3) The third-tier city’s governments close to the housing purchase restriction area are cautious about housing market, whereas the remote cities’ governments away from the housing purchase restriction area are optimistic about housing market and have taken action to encourage housing development. The real estate purchase limitation policies were receding in the second half year in 2014 with the influences of the limitation policies on the third-tier cities approaching its end.
