摘要:
以福州地铁1号线为例,分析地铁对沿线房地产价值的影响。首先定性分析地铁对房地产价值的影响机理,然后再运用可达性相等理论,计算地铁对沿线房地产的影响范围,最后从邻近效应和时间效应分析地铁对房地产价值的影响。结果表明:地铁站点离市中心越近,对周边楼盘价格影响的地理范围越小,地铁站点离市中心越远,对周边楼盘价格影响的地理范围越大。城市地铁的建设,提升了地铁沿线房地产的价值。
Abstract:
The impact of constructing subways on real estates’ value along the line was analysed via the example of Fuzhou metro line 1. The influential mechanism of subways on real estates’ value was explored in a qualitative manner. The impact of subways on real estate along the subways was calculated using accessibility equality theory, considering the two aspects of the proximity effect and the time effect. The closer the transit stations to the city center, the smaller the impact on the surrounding estate prices, while the more far away the stations from the city center, the higher the impact on the surrounding estate price. The results indicate that constructing urban subways improves the value of real estate along the line.
